An unprecedented collaboration with Mabley Handler Interior Design brings high-minded nautical luxury to Ponquogue Point in Hamptons Bay.
The Summer Nautical home—an off-water, private-garden model—has a summer-boathouse design.
Among the many luxurious virtues of Ponquogue Point—the new waterfront, lock-and-leave condo community in Hampton Bays—is an inspired aesthetic devised by husband-and-wife design team Jennifer Mabley and Austin Handler of Mabley Handler Interior Design in Water Mill. Capitalizing on the property’s proximity to the water, the frm integrated classic seafaring infuences into the design of the model homes on-site.
“Because of the unprecedented access to the water at Ponquogue Point—300 feet of dock space on the property and [within] walking distance to the beach—we felt the home buyer there would be someone who was going to love the water, love being out on the water, and very likely be a boat owner or boating enthusiast,” Handler says. “We decided to give the model homes a nautical styling, something that mixed the signature Mabley Handler aesthetic with interiors that appeal to a nautical sensibility.”
Each of the two model homes was given a distinct nautical ambience: The Summer Nautical home—an off-water, private-garden model—boasts a summerboathouse design. Think plenty of white-painted wood paneling, light driftwood gray oak foors, and furnishings in crisp navy blue and sun-faded red, and thoughtful marine accents. For the Modern Yacht model, a three-foor, on-water or water-view home—which comes complete with three outdoor decks and incredible vistas of Shinnecock Bay—the design concept is elevated a notch. “Here,” says Handler, “we created a home that is more luxurious, with interiors that feature a mix of crisp, tailored white furniture with select walnut furnishings and a curated selection of nautical design elements and accessories to create a modern nautical aesthetic.”
Mabley adds, “We also referenced design elements throughout the home that you might normally fnd on a highend yacht, such as a kitchen with stained high-gloss walnut and white lacquer kitchen cabinets, an entry with teak, holly-style foors reminiscent of the decking on a classic wooden boat, a stairway railing that uses metal cabling similar to the rigging on a sailboat, and chrome, nautical-style lighting fixtures.”
You can almost feel the sea breeze in this photo of the Summer Nautical model home.
These two distinct models let prospective buyers decide how they want to live: Is their ideal the laid-back and hassle-free summerhouse experience, or are they looking for a luxurious waterfront Hamptons home with an elevated design aesthetic, complete with all the modern conveniences found in a typical upscale East End abode? These choices are available to buyers of any units on the property. That said, the model homes are being sold furnished, meaning you can move right into the beautifully appointed summer home of your dreams.
Ponquogue Point enjoys a unique partnership with Mabley Handler Interior Design, one that takes the buyer-designer relationship to new levels of intimacy. In addition to designing the model homes as well as the kitchens, baths, and design fnishes of each unit’s interiors and details throughout the property, the frm is available to walk Ponquogue Point home buyers through the design-selection process, helping them customize their home after purchase. This consultation service includes the selection of kitchen and bathroom designs, foor fnishes, paint colors, and hardware choices. The designers will also make recommendations for customizations, such as builtins that can maximize the foor plan of each unit.
“We’re very excited about this [partnership],” Handler says. “It’s something that’s never been seen before: a high-end Hamptons design frm partnering with a development to help home buyers customize the fnishing details in their home and have that service included in the purchase price.” (Note: If home buyers want to continue to work with Mabley Handler Interior Design to fully design and decorate the interior of their home, they can choose to do so beyond the design-detailselection services that are already provided.)
The Modern Yacht model home is a more upscale, luxurious house.
Like other high-end Hamptons developments that have found great success in recent years, such as Bishops Pond and Barn & Vine, Ponquogue Point is meeting the high demand for luxury-condo living and properties with concierge services and lock-and-leave capabilities on the East End. Making Ponquogue Point all the more special is the introduction of a luxe-living option for Hampton Bays that incorporates high-end architecture, construction, and interior design.
“It’s a game-changer for Hampton Bays—and the Hamptons in general,” Mabley says. “For home buyers looking for a luxurious waterfront Hamptons-style home that has dock space for their boat, is [within] walking distance to the beach, and is closer in proximity to New York City, there is really nothing else like Ponquogue Point in any part of the Hamptons.”
The elevated design concept that’s come to Ponquogue Point symbolizes the revitalization happening throughout Hampton Bays. It’s the tipping point—and an exciting indication of what’s to come.
